Most roofs we look at don’t need replacing. They need someone willing to get up there, find the actual problem and tell you the truth about it. When replacement is the right call, we show you the specific evidence on your roof, not “roofs this age usually need replacing.”
Signs it’s a repair
- A single leak traced to a pipe boot, a vent or a piece of flashing.
- A handful of shingles lifted or lost in a storm.
- A few cracked or slipped clay tiles.
Signs it’s time
- Widespread granule loss across the roof.
- Multiple active leaks in different areas.
- Failing or soft decking.
- A roof clearly past its service life.
