Tile needs a different approach from shingle or metal. Cracked and slipped tiles are usually a repair, not a reason to replace the roof.
We replace cracked tiles with matching tile, reset slipped ones, and check the underlayment beneath them. Clay tile itself lasts a long time; the layer under it is usually what fails first, and it’s often where the real leak is.
When the underlayment has reached the end of its life across the roof, we plan a full tile replacement. Tile takes longer than shingle by nature, and you’ll get a realistic number of days before we start. Every tile re-roof includes the five-year labor warranty, permitting, and the wind mitigation inspection.
