Pipe Boots: The Small Part Behind So Many Ceiling Stains

The rubber collar around each plumbing vent dries out and cracks in Florida sun. It's the cheapest fix in roofing and the cause of an outsized share of leaks.

Pipe Boots: The Small Part Behind So Many Ceiling Stains

Every plumbing vent that comes through your roof has a rubber collar around it called a pipe boot. Florida sun dries that rubber out and cracks it. When it fails, water runs straight down the pipe and into the ceiling below.

Why it matters

Pipe boots cause an outsized share of the ceiling stains we’re called about. The fix is small. A pipe boot that cracks and dumps water into a bedroom ceiling is a repair, not a reason to replace the roof.

Signs a boot is failing

  1. A stain on the ceiling near a bathroom or kitchen wall.
  2. Cracked or split rubber visible from the ground with binoculars.
  3. Daylight around the pipe when you look up from the attic.

What we do

We replace failed boots, check the shingles or flashing around them, and look at the other boots on the roof, since they usually age at the same rate. You get photos of before and after.

The roof either needs it or it doesn’t. Our job is to tell you which.
